Getting Ready to Refinance Checklist:

#1 Gather Necessary Documents

  • Copy of your DL
  • Tax Returns - 2 Years, if self-employed - business returns will be required, if more than 25% shareholder in a company; 2 years tax returns will be required.
  •  All income related W2's, 1099's - 2 Years
  •  Award Letters, most recent, i.e., Social Security, Pension, or Disability
  •  Paystubs - two most recent; if paid weekly; the most recent four paystubs
  •  Assets - Personal Bank Statements - two months, most recent showing income deposits and/or required reserves
  •  Property Documents (for each property owned) - Mortgage Statement, Homeowners Insurance, Tax Bill, and HOA (homeowners association) most recent invoice.
  • if Applicable, Bankruptcy - discharge documents, Divorce Decree

#4 Provide a Credit Card Number so the Appraisal, if required, can be ordered 3 days after initial intent to proceed is acknowledged.

#5 Wait a few days for your Loan Approval from Lender

#6 Once Appraisal is in and all Prior to Loan Document Conditions have been cleared by lenders' underwriter, we move into the doc department.

#7 Docs arrive in Escrow, we schedule your signing with a Notary and docs are returned to Escrow after signing.

#8 Funding happens three days after signing; investment properties can fund the next day.

#9 Funds are wired by lender to Escrow/Title 

#10 Loan Records, and funds are dispersed!
